Commercial partnerships
Mechanical and electrical partner for property and facility managers
You are not buying an air conditioner. You are buying the absence of a 6am call from a tenant, a capital plan you can defend to an owner, and a vendor who turns up when they said they would.
Who this is for
Property managers, facility managers and building engineers running single assets or a portfolio.
What you are actually judged on
- Emergency calls that arrive at the worst possible time
- Capital planning you have to justify line by line to ownership
- Vendors who quote fast and schedule slowly
- Tenant complaints that become lease-renewal risk
- Compliance and permit records that need to exist when someone asks
What we handle
- Scheduled preventive maintenance across a portfolio, not per-call
- HVAC replacement planning with condition assessments and a replacement horizon

Straight answers
What you are going to ask anyway
- Can you work on occupied buildings without disrupting tenants?
- Yes, and it changes how the work is sequenced and priced. Crane picks, roof access, after-hours work and phasing all get planned before the schedule is issued, not discovered during it.
- Will I get one contact or a call center?
- One contact who knows your portfolio. Escalation goes to the owner of the business, not to a queue.
- Can you give me a condition assessment for capital planning?
- Yes. We will walk the mechanical and electrical assets, document condition and remaining life, and give you something you can put in front of ownership. That is separate work from a repair quote and it is usually where the relationship starts.
- Do you carry the paperwork we need on file?
- License and bond details are on file with CSLB under #1056740 and we will provide current documentation on request before any work order is opened.
