Measure before buying anything

Insulation depth, duct leakage, air sealing, glazing, roof condition, panel capacity. A property assessment tells you which measure moves your bill most per dollar, and it is usually not the one being advertised to you.

The order that saves money

Seal and insulate. Fix the surfaces the sun hits, roof and west glazing. Then size the mechanical equipment against the reduced load. Then electrify. Run in reverse, every step is bought at full size and nothing compounds.

Commercial buildings compound harder

A commercial building runs its loads all day, every day, which means every avoided kilowatt is worth several residential ones. Lighting, envelope, RTU right-sizing and controls typically return faster on a commercial property than any residential measure, and they are usually decades overdue.

Do you give a written scope before work starts?
Always. The proposal lists equipment or materials, what is included, what is excluded and the payment schedule. Nothing starts on a verbal.
What happens if you find something unexpected?
Older homes hide things, undersized panels, failed ducting, non-permitted prior work, rodent damage in the attic. When we find something, we show you what is there and price the fix as a written change order before continuing.
Do you talk about payback periods?
We will talk about what drives payback, your usage, your rate schedule, the condition of the house. We will not hand you a number that depends on utility rates nobody can predict. Any contractor who gives you a confident payback figure is guessing with your money.
