RTU replacement is a logistics job
The mechanical work is the easy half. Crane picks, curb adapters, roof penetrations, gas and electrical reconnection, and doing all of it without shutting the building down, that is what separates a commercial contractor from a residential one with a bigger ladder.
Plan the fleet, not the failure
Most commercial buildings run several units of similar age, which means they fail in sequence just when the budget expected one. A condition assessment of the whole roof gives you a replacement horizon you can put in a capital plan, which unit this year, which can wait, which are worth repairing in the meantime.
Occupied-building work is our default assumption
Night and weekend scheduling, phased replacement, temporary conditioning where the tenant cannot lose cooling, all of it gets planned and priced up front. We assume the building has to keep operating unless you tell us otherwise.

- Do you give a written scope before work starts?
- Always. The proposal lists equipment or materials, what is included, what is excluded and the payment schedule. Nothing starts on a verbal.
- What happens if you find something unexpected?
- Older homes hide things, undersized panels, failed ducting, non-permitted prior work, rodent damage in the attic. When we find something, we show you what is there and price the fix as a written change order before continuing.
- Do you talk about payback periods?
- We will talk about what drives payback, your usage, your rate schedule, the condition of the house. We will not hand you a number that depends on utility rates nobody can predict. Any contractor who gives you a confident payback figure is guessing with your money.
