HVAC, electrical and roofing for HOAs and multi-family properties
Multi-family work has a constraint single-family does not: every decision has to survive a board meeting, a reserve study and a group of owners with different tolerances for spending.
Who this is for
HOA boards, community managers, apartment owners and condominium associations.
What you are actually judged on
- Reserve studies that under-forecast mechanical replacement
- Special assessments that are politically expensive
- Work that has to happen unit by unit around residents
- Boards that turn over mid-project
- Bids that are hard to compare because nobody scoped them the same way
What we handle
- Unit-by-unit HVAC replacement across occupied buildings
- Central and rooftop system replacement for common systems
- Electrical service upgrades and panel replacement across units
- EV charging for resident and guest parking
- Roof replacement and common-area envelope work
- Phased programs that fit a reserve schedule
Why work with us
- Comparable bidsScoped and itemized so a board can evaluate like for like
- PhaseablePrograms structured around reserves, not around our invoicing

Straight answers
What you are going to ask anyway
- Can you give us a bid the board can actually compare?
- Yes. A scoped, itemized proposal that states what is included and excluded, so the board is comparing the same work rather than three different assumptions at three different prices.
- How do you handle access to occupied units?
- Scheduled in blocks with notice, one stack or building at a time. Residents get a window, not a whole day, and we hold to it.
- Can you phase this across several budget years?
- Yes, and for most associations that is the right structure. We will tell you which units are genuinely at end of life so the phasing follows condition rather than unit number.
- Will you present to the board?
- Yes. It is easier to answer questions in the room than to have a proposal misread in your absence.
