Tank or tankless is a usage question
Tankless wins when hot water demand comes in long, unpredictable stretches and the gas and venting can support it. A well-insulated tank still makes sense for steady, moderate use and for homes where the conversion cost outweighs the standby savings. We size from your actual fixture count and usage pattern, not from the sticker on the old unit.
The conversion work nobody prices up front
A tankless conversion is not a swap. It usually means a larger gas line, different venting, condensate drainage and sometimes electrical work. Quotes that skip those line items find them later, at your expense. Ours names them before you sign.
Why the permit matters
Water heater replacement requires a permit in California, and unpermitted installs surface at the worst time: escrow. Seismic strapping, temperature and pressure relief, expansion tanks where required, combustion air — the permit checklist is the safety checklist. We pull the permit and meet the inspector.
